It’s Not Too Late to Winterize Your Home

OK folks, the holidays are over and the new year has begun, so you have no more good excuses for not taking the time to winterize your home. If you want to reduce your energy bills, keep your family comfortable and help protect your home from ice, snow, floods and freezing temperatures this winter, here are nine easy home winterizing projects you can tackle in just a couple of weekends (in between watching the marathon of football, basketball and hockey games!).Sooteater RCH205 Rotary Chimney Cleaning System

 

1. Insulate Water Pipes and Water Heater Tank

Insulating your water pipes and hot water heater is a relatively easy project that can help trim your water heating costs by raising the temperature 2° to 4°, allowing you to get piping hot water on a lower setting.  According to the Department of Energy (DOE), insulating your hot water heater will trim 4% to 9% off your water heating costs.  Both projects are particularly helpful if your water pipes run through a cold or unheated basement.

 

2. Winterize Outdoor Water

K&H Pet Products Thermo-Hose RubberWalk around the house and make sure all outdoor water faucets are turned off via the shut-off valves in the basement.  Leave faucet handles open to prevent freezing and cracking.  Disconnect, drain and store garden hoses in the garage or shed. If they are already frozen, thaw and drain them in your bathtub before storing. If you need the hose during the winter months for pets or for filling an outdoor hot tub or pond, get a thermostatically-controlled rubber hose that you plug in for 20 minutes before using.

Important Steps to Keep Seniors Safe at Home this Winter

Keeping seniors safe during the long, cold winter can be a challenge for family members and caregivers, especially if their seniors live alone.  Loss of heat, power outages, isolation, hypothermia and dehydration are big concerns, as are hazardous road conditions for seniors who are still driving.  If you have a senior who lives independently, here is a checklist of important steps for keeping them comfortable and good health this winter.seniors safe at home

 

1.  Check the Heating System

Check the furnace — To avoid problems with the heating system when winter is in full swing, schedule a furnace inspection early in the season.  Have the contractor clean or replace filters and make any necessary repairs.

Pre-schedule fuel deliveries — Early in the heating season, schedule a delivery of home heating oil or propane and monitor fuel levels as winter progresses. When levels fall below a quarter of tank, schedule a fuel delivery.  Financially-strapped seniors may be eligible for state aid to purchase heating fuel.  (See the U.S. Department of Health and Human Services website for information on state and utility-funded energy programs).

How does Safety Turtle 2.0 work?

Like the original Safety Turtle system, Safety Turtle 2.0 Pool Alarm uses a turtle-shaped water-activated switch that is worn on your child’s wrist or attached to your pet’s collar.  The Turtle wristband attaches securely to a child’s wrist using the special locking key.  When the Turtle is submerged in water, it triggers a loud alarm at the base station that you keep in the house or another centrally located place, alerting parents or caregivers that your child or pet is at risk of drowning.  The alarm continues to sound until it is reset or the Turtle is wiped dry (a feature of the new 2.0 system).

 

What improvements were made to the water switch?

The turtle-shaped water switch has been completely redesigned after 16 years. It utilizes a system called “over molding” which seals the Turtle so it can be easily wiped off to stop the transmission of the radio signal if the alarm is activated accidentally. This feature was added in response to users who loved their Safety Turtle system but wanted an easy way to reduce false alarms, such as during hand washing or walking in the rain.

Where can I use my Safety Turtle 2.0 Pool Alarm?

The Safety Turtle 2.0 system is completely portable, so it can be used wherever your family will be swimming.  In addition to your own backyard pool, you can bring your Safety Turtle 2.0 system with you to a hotel, swim club or neighbor’s pool.  You can also use it at a lake, river or on a boat.  Safety Turtle 2.0 works in any body of fresh water and in salt water swimming pools, but not in the the ocean.  One Safety Turtle 2.0 base station can support an unlimited number of wristbands and pet collars. If there is no electrical outlet available to power the base station, the Safety Turtle 2.0 can be powered by plugging it into a computer using the USB cord.

 

Is Safety Turtle 2.0 compatible with the original Safety Turtle system?

No, Safety Turtle 2.0 is not compatible with the old system. Safety Turtle 2.0 wristbands and pet collars cannot be used with the base station of the original Safety Turtle system. Conversely, the wristbands, gate alarms and panic buttons from the old system will not work with the 2.0 system.

 

Does the manufacturer consider the original Safety Turtle system to be obsolete? 

The old system is “obsolete” only in the sense that it is no longer manufactured.  However, the original Safety Turtle system is still reliable and can continue to be used until the batteries that power the Turtles are fully depleted (3 to 5 years).

How to Thaw a Frozen Pipe

We’ve written a lot about how to prevent a frozen pipe disaster by preparing your home for winter and protecting it with a freeze alarm.  In this article we’ll discuss what to do if you discover a frozen pipe in your home and how to thaw it properly to prevent expensive and messy water damage in your house.frozen pipes

 

Why Do Pipes Freeze?

Very cold winter weather or a drop in indoor temperature due to a furnace failure or power outage can cause pipes to freeze.  Some pipes are more at risk of freezing than others, including:

  • Pipes in unheated areas
  • Pipes located in exterior walls
  • Pipes in under-insulated walls
  • Any outdoor plumbing, such as water spigots and sprinkler systems.

 

How to Locate a Frozen Pipe

Start by looking at those pipes that are visible.  Pipes coated in frost or bulging are likely to be frozen.  Of course, not all of the pipes in your house are visible.  If you notice that water isn’t flowing from your faucet or your toilet isn’t refilling after you flush, that’s a sign that you have a frozen pipe.

Since water expands when it freezes but pipes do not, there’s a good chance that your pipes will leak or crack from the pressure of the expanding water if you do nothing.  Instead, take immediate action and follow these steps to locate where the frozen pipes are:

  1. Begin by turning off the water main supply to prevent water from gushing out once the pipe is thawed.
  2. Next, open all of the taps around the house.
  3. If water isn’t running anywhere in the house, a pipe near the water meter may be frozen. Touch the water meter and the adjacent exposed pipes. If they are very cold, they are probably frozen.
  4. If water runs in only one part of the house, a pipe in an outside wall or un-insulated crawl space is probably frozen. Open kitchen and bathroom sink cabinets to allow warm air from the house to warm the pipes.

  • Open faucets:  Once you have located the frozen pipe, open the affected faucet all the way.  Next, open all of the other hot water faucets in the house. When the water is flowing in the affected pipe, close all the faucets to a trickle. Do not close the affected faucet until the pipe is completely thawed and the water is flowing freely.
  • Heat frozen pipes:  The safest — and neatest — thawing methods involve a gentle heat source such as a hair dryer, heat lamp or household iron.  Start from the interior faucet end of the pipe, and work your way toward colder end of the pipe to keep steam from being trapped by ice and bursting the pipe.  You can also pouring boiling water over rags or towels and wrap them around a frozen pipe, however, this method is messy.  Never pour boiling water directly onto a frozen pipe.  Wrapping the affected area with thermostatically controlled heat tape is another effective way to quickly thaw frozen pipes.  Note:  Never use a propane torch or other open flame to thaw a pipe because it can heat the pipe too quickly and cause it to explode.
  • Check for leaks:  With the faucet open, you will see when the ice in the pipe has melted because the water will begin to flow.  After pipes have thawed, turn off all water to faucets and the icemaker and monitor the water meter for any unseen leaks.

 

If a Pipe Bursts

  1. Shut off water at the main valve.
  2. If the break is in a hot water pipe, close the the valve on top of the water heater.
  3. Call a plumber immediatley. Keep an emergency number nearby for quick access.

Sump Pumps: Proven Way to Prevent Basement Floods

sump pumpsWhile most problems occur during heavy rainfalls or spring thaws, many basements flood because the house is positioned too low on a sloping site, or cracks have developed in the foundation, or there is an improperly installed drainage system.  If you know your basement is prone to flooding, we suggest hiring a waterproofing expert to identify and remedy the causes.  You should also install a sump pump system that will remove ground water before it can seep through your basement floor and walls and damage appliances, furniture, walls and flooring.


What is a Sump Pump?

A sump pump is a small pump installed in the lowest part of a basement or crawlspace. Its job is to help keep the area under the building dry and to prevent it from flood­ing.  Sump pumps are installed in specially constructed sump pits. Water enters the sump pit through drains or by natural water migration through the soil. The sump pump’s job is to pump the water out of the pit and away from the building so the basement or crawlspace stays dry.

“Primary” sump pumps are the standard kind of pumps used in most residences. They are designed to pump seepage water out of your basement and prevent floods. Primary sump pumps can pump up to several thousand gallons an hour.  There are two types of primary sump pumps:

Smoke Alarms, Batteries & Daylight Savings Time

This year, Daylight Saving Time (DST) will officially begin on Sunday, March 13, 2016 at 2:00 a.m.  That’s when Americans* move their clocks ahead by one hour and enjoy one more hour of daylight in the evening.  The beginning (and end) of DST also serves as a reminder to us to change the batteries in our smoke detectors, thanks to the Energizer Battery Company’s very successful  “Change Your Clock, Change Your Battery” campaign introduced 28 years ago.  No one can argue that this is sage advice, but do you wonder if it’s really necessary to change the batteries in your smoke alarms that often?  And what if your smoke detectors are hard wired?  Here are the answers to those questions and some important information on smoke alarm batteries.smoke alarms

 

How “Change Your Clock, Change Your Battery” Began

Prior to 1987, a disturbing trend was emerging – many people were dying in home fires, even though they had installed smoke alarms.  The problem was that the batteries powering the alarms were often neglected. The Energizer Battery Company believed the problem was not being addressed on a national scale, so they formed an alliance with the International Association of Fire Chiefs and created the very successful “Change Your Clock, Change Your Battery” program.  Still in use today, the program reminds us to change our smoke detector batteries twice a year when DST starts in mid-March and again in early November when we return to Standard Time.

 

Is It Necessary to Change Smoke Alarm Batteries Twice a Year?

YES!  And here’s why:  Smoke alarms are a key part of a home fire escape plan. When there is a fire, smoke spreads fast. Working smoke alarms give you early warning so you can get outside quickly.

Estimated battery life in a smoke alarm can vary greatly based on battery type and brand, the environment where the alarm is installed and alarm usage. A battery-powered free-standing smoke detector that has gone off a couple of times in a year will experience significantly shortened battery life, as will the backup battery in a hard-wired smoke alarm that is drained every time there is a power outage.   There’s really no good way to know how much battery life is left.

So protect your family and home, it is your responsibility to make sure that your smoke alarms are working properly and the batteries are fresh.

 

Smoke Alarm Battery Guidelines

  • Test smoke alarms at least once a month using the test button.
  • Smoke alarms with non-replaceable 10-year batteries are designed to remain effective for up to 10 years. If the alarm chirps to warn that the battery is low, replace the entire smoke alarm right away.
  • Smoke alarms with any other type of battery (including backup batteries) need a new battery at least once a year. If the alarm chirps to warn the battery is low, replace the battery right away.
  • Replace all smoke alarms in your home every 10 years.
  • Smoke alarms should be maintained according to manufacturer’s instructions.

 

Types of Smoke Alarms

There are two types of smoke alarms — free standing and hard-wired.  Both types use either photoelectric or ionization technology to detect smoke.  The photoelectric method is better at detecting smoldering fires, whereas ionization is best for detecting flaming fires.  Here’s how to determine which type of smoke detector you currently have.

Free Standing Smoke Alarms

If your smoke detector has no wires going into the wall, you have a free standing unit that is battery-powered.
Main advantages: Generally less expensive and easy to install.
Power:  Disposable 9-volt alkaline, lithium or heavy duty batteries.  Most models chirp to indicate when the battery is reaching its end-of-life.
Main disadvantage:  Don’t work if the battery is dead.  In fact, the NFPA reports that dead batteries are the cause of 25% of all smoke alarm failures.

Hard-Wired Smoke Alarms

Hard-wired smoke detectors are powered by A/C current and have a backup disposable battery in case of power outages.
Main advantages:  Considered safer because hard-wired smoke detectors are typically interconnected so that all the smoke detectors in your home go off at the same time, regardless of the location of the fire. This increases the chances that family members in unaffected areas of the house will hear the alarm and be able to get out safely.  Hard-wired alarms will continue to operate on A/C power, even with a dead backup battery.
Power:  Main electrical system.
Disadvantages:  More expensive and installation requires wiring.

 

Choosing a Smoke Alarm

BRK Electronics SC7010B/SL177 Kit - Hard Wired T3 Smoke/ T4 Carbon Monoxide Photoelectric Alarm w/ StrobeIf you are shopping for new smoke alarms, the NFPA recommends interconnected smoke alarms for the best protection because all detectors in the house alarm at the same time when smoke is detected.  Most interconnected smoke alarms are hard-wired, but there are some wireless interconnected systems on the market.  Wireless systems are easier to install in older homes where the electrical system hasn’t been updated to facilitate the interconnection of hard-wired alarms.

In terms of photoelectric vs. ionization technology, the NFPA recommends using both types of smoke alarms in your home for maximum coverage since there is no way to know in advance which type of fire may strike.

Consider getting dual-sensor smoke/carbon monoxide detectors for kitchens, basements and living rooms where there are fuel-burning appliances.

Be sure to follow NFPA guidelines on installing smoke alarms in your home and remember to change those batteries when DST arrives and ends.

 

*Exceptions to DST in the U.S. include Arizona (except Navajo Nation Community, which does use DST), Hawaii, American Samoa, Guam, Puerto Rico, and The United States Virgin Islands

Swimming Pool Opening Made Easy

Winter is nearly over, which means it’s time to start thinking about de-winterizing and opening the backyard swimming pool.  This year, why not save yourself hundred of dollars and tackle the job yourself?  Opening a pool for the summer season can be a simple process for any do-it-yourselfer, regardless of whether you have an in-ground of above-ground pool.  Here’s a swimming pool opening checklist with shortcuts and handy pool gadgets that will make the job easier and save you money.swimming pool opening checklist

 

Step 1.  Remove standing water from the pool cover

If you have a solid pool cover, the first thing you need to do is to remove any standing water. A submersible pool cover pump will greatly speed up this process.  If you have a mesh pool cover, skip this step.

 

Step 2.  Clean off leaves, branches and debris

Once the water is drained from the cover, clean off as much debris as you can using a brush or leaf net so this mess won’t fall into the pool when the cover is removed.

Step 3.  Add water to the pool

Most pools lose water during the winter.  Using a garden hose, add enough water to bring the water level in the pool to its normal height.

 

Step 4.  Test the chemistry of your pool water

Testing the chemistry of your pool water for pH, alkalinity, bromine and chlorine is an important step for a clean and safe swimming environment.  Do-it-yourself pool and spa test kits that use test strips make water testing easy and accurate.  Look for models with digital and automated color matching readouts for best results.

Ideal levels should be:  pH – 7.2 to 7.6; total alkalinity – 80 to 120 ppm  (parts per million); bromine – 2.0 to 6.0 ppm; chlorine – 1.0 to 3.0 ppm; and calcium hardness from 150 to 250 ppm.

Step 5. Adjust and balance chemicals

Based on the analysis you get back, you’ll need to add certain chemicals to adjust the water chemistry to ensure that it’s safe and comfortable for swimming.   Chemicals can be purchased at swimming pool supply stores and many hardware or home and garden stores or online, including:

  • Soda ash to increase pH:
  • Muriatic acid or sodium bisulfate to decrease pH;
  • Calcium chloride to adjust calcium hardness; and
  • Cyanuric acid to inhibit the sun’s ability to burn off chlorine.

 

Step 6.  Lift the cover

The pool cover can be lifted when the water is clear, usually about a week after adding the chemicals.  Be sure to run the circulation and filtration system continuously and wait for the clarity of the water to clear.  Note that the filter should be cleaned daily and you may have to add more chlorine. Once you can see the pool floor, carefully lift the pool cover off (best done with two people or more).  Lay it somewhere flat and protected and brush off dust and debris.  Once it has air dried, sprinkle the cover with talcum powder to prevent mold and mildew buildup, fold it loosely and store it in a dry place for the season.

Step 7.  Vacuum the pool

After the cover is removed, it’s time to vacuum all the leaves and debris from the bottom.  Consider investing in an automatic pool cleaner to eliminate the chore of manually vacuuming. These robotic cleaning machines roam the floor of the pool scrubbing and sucking up dirt and debris.  Look for “self-contained” models that don’t require a hose, booster pump or pool filter system connection.

 

Step 8.  Skim the pool’s surface

Remove floating bugs, leaves and twigs using a long-handled pool skimmer net.

 

Step 9.  Inspect your pool’s safety equipment

Check with your local building and code department to make sure you are in compliance with your municipality’s swimming pool safety laws.  Many towns have swimming pool safety laws that require:

Step 10.  Ongoing maintenance

Once the job of opening the pool is complete, there are a few ongoing maintenance tasks you will need to address to keep your pool sparkling clean:

  • Check and clean the filter;
  • Vacuum the pool bottom at least once a week;
  • Add water as needed;
  • Test the water chemistry every 2-3 days.

Simple Steps to Prevent a Flooded Basement

Spring is a welcome time of year, except when it brings heavy rains, severe weather and melting snow that lead to a flooded basement.  If you have ever had to deal with the mess and expense of a wet basement, you know that it is on the short list of a homeowner’s worst nightmares!  Fortunately, there are some simple steps you can take to prevent a flooded basement and minimize the damage caused by unwanted water.  Here’s where to start:

 

1.  Clear away snow that is near the house

To prevent melting snow from running down basement walls, get out a shovel and move snow piled up around the perimeter of your house back three to five feet.

2. Clean out gutters and downspouts

Remove snow, ice and debris from your roof and gutters so rain water and melting snow can move freely away from the foundation of your home.  Properly designed gutters and downspouts should direct water three or more feet away from the house to a well-drained area.  Make gutter cleaning easier and safer with a do-it-yourself gutter cleaning kit that hooks up to your garden hose and lets you clean gutters without getting up on a ladder.

 

3.  Install a sump pump

4.  Add a sump pump alarm in case of a power outage

If there’s a power outage or a mechanical failure, your sump pump won’t work and your basement will be at risk of flooding.  That’s why it’s a good idea to include a sump pump alarm in your system.  A sump pump alarm will warn you that sump pump is not functioning and the water level in the sump pit is rising, allowing you time to intervene before your basement floods.

In addition to equipping your sump pump with a sump pump alarm, invest in a battery-powered backup system so your sump pump will continue to pump water even if the power goes out.

5. Set up water alarms to receive alerts of pending water damage

Other tips to minimize damage of a flooded basement

Moisture, mold and water damage from a flooded basement are constant threats.   Move anything stored in your basement that is not waterproof to higher ground or onto a shelf and relocate important papers and valuables to an upstairs room, closet or attic.

Review your property insurance policy and consider additional coverage, especially if you have a finished basement. Only flood insurance covers flood damage.  And remember that it typically takes 30 days for a new flood insurance policy to go into effect, so get your policy now.

If the drainage on your entire lot is poor, consider regrading the property and altering your landscaping to keep water from flowing towards your house.

DIY Solutions to a Leaky Washing Machine

Wondering why you have a leaky washing machine?  Washing machine leaks can be caused by a range of failures, including ruptured hoses, cracked fittings and aging parts.  Using too much detergent is another very common reason for a leaky washing machine.  Regardless of the cause, the resulting water damage can be catastrophic, especially if you’re not home!  In fact, washing machine-related failures are one of the top 10 leading sources of residential water damage averaging, $5,308 per incident.*  If you want to avoid the cost and mess of a leaky washing machine, here are 6 affordable do-it-yourself solutions:Prevent leaky washing machine

 

1. Turn Off the Water Supply

Here’s the easiest solution of all!  Simply remember to turn off the hot and cold water supply valves when the machine is not in use, especially if you are going to be away for a few days.  If a valve is not operating properly or is leaking, replace it immediately.  Consider replacing dual faucets with a single-lever faucet that is easier to operate and turns off the hot and cold water supply at the same time.  You can pick up a single-lever faucet at any plumbing supply or hardware store for about $25.
